As of 2003, Summerlin South does not actually have a town hall or any of the other trappings of government; services are handled by the county. In fact, it is mostly empty land. Part of the empty land is Blue Diamond Hill, the current site of a gypsum mine which was bought to be developed into a large housing development facing the Red Rocks of Nevada. However, public opposition by the residents of Blue Diamond and other Las Vegans, joined by Nevada Senator Harry Reid, has so far blocked the project.
Geography
Summerlin South is located at 36°7'35" North, 115°19'58" West (36.126425, -115.332759)1. It is bounded on the north by Charleston Avenue, on the west and south by its extension State Road 159, and on the east by Hualapi Avenue.
According to the United States Census Bureau, the town has a total area of 105.8 km² (40.8 mi²). 105.8 km² (40.8 mi²) of it is land and none of it is covered by water.
Demographics
As of the census of 2000, there are 3,735 people, 1,567 households, and 1,101 families residing in the town. The population density is 35.3/km² (91.5/mi²). There are 1,755 housing units at an average density of 16.6/km² (43.0/mi²). The racial makeup of the town is 78.88% White, 4.15% African American, 0.59% Native American, 10.04% Asian, 0.43% Pacific Islander, 2.84% from other races, and 3.08% from two or more races. 7.84% of the population are Hispanic or Latino of any race.
There are 1,567 households out of which 25.5% have children under the age of 18 living with them, 59.4% are married couples living together, 7.1% have a female householder with no husband present, and 29.7% are non-families. 21.3% of all households are made up of individuals and 2.3% have someone living alone who is 65 years of age or older. The average household size is 2.38 and the average family size is 2.77.
In the town the population is spread out with 20.0% under the age of 18, 6.3% from 18 to 24, 39.2% from 25 to 44, 26.7% from 45 to 64, and 7.8% who are 65 years of age or older. The median age is 36 years. For every 100 females there are 103.2 males. For every 100 females age 18 and over, there are 100.3 males.
The median income for a household in the town is $64,784, and the median income for a family is $69,250. Males have a median income of $51,611 versus $31,734 for females. The per capita income for the town is $33,017. 3.2% of the population and 1.3% of families are below the poverty line. Out of the total people living in poverty, 4.2% are under the age of 18 and 0.0% are 65 or older.
